Strategic support for post-gas new build developments  

About the client

Our client currently provides more than 9,500 affordable homes in 15 local authority areas across the south east. This includes an extensive new build portfolio of properties for sale and affordable rent. On this project CIS have been working with the client to evaluate the viable alternative solutions to gas for new build properties in preparation for the regulatory changes in 2025.

Drivers for the project

Given the upcoming changes to Part L and pending ban on the installation of gas boilers in 2025 the client wanted to explore the alternative solutions and understand the benefits and pitfalls of each technology including their longevity, life cycle costs and potential impact on residents’ bills. Having installed a variety of technologies in retrofit and new build projects with varying success senior management wanted expert advice before taking this forward.

Solution

CIS provided two reports one to review the current and pending legislation impacting technology selection and one to assess the technical options available and shortlist the most viable alternatives to gas central heating.

Results

CIS initially provided a review of the current and pending legislation impacting the decision-making process most notably changes to Part L and upcoming Future Homes Standard. We also summarised guidance and key factors to consider for the development of alternatives to gas central heating and hot water and likely future growth of established technologies.

The latter report assessed the most viable options for two property types (3 bed house & 2 bed flat) specified by the client.  All modelling was completed in SAP10 to offer the best design guidance from the upcoming version of the tool and to ensure that solutions met Part L requirements for current and future targets.

CIS then engaged with several identified leading manufacturers of selected technologies for costs, system performance and specification requirements.

Finally, we summarised our findings and generated lifecycle costings for each technology and reviewed the most viable solutions for the client.
